At Rents Direct we offer landlords a complete letting service tailored to your needs.  For whatever reason you decide to rent, your property is a valuable asset and we shall be pleased to look after your property and assist in you maximising your investment.  Our service is comprehensive and provides you with the opportunity to choose the service best suited to your needs. LETTING SERVICE

If you would like us to let your property for you, finding the right tenant for you after which time you would manage it yourself, we shall:

  • advise you and agree a market rental for the property and prepare any letting details
  • interview and select all prospective tenants subject to your approval
  • arrange and accompany prospective tenants to view the property at times convenient to themselves which may be during the evening
  • obtain and verify necessary references (including any guarantor references) which will be made available to you or your authorised representative for approval
  • negotiate all the terms and conditions of the proposed tenancy, prepare and issue the tenancy agreement and any legal notices obtaining the tenant's signature having submitted these to you for your approval beforehand
  • prior to the commencement of the tenancy collect from the tenant the first  month's rent, deposit and payment of the balance (after deductions) into your bank account
  • prepare the bank mandate for future rentals

LETTING SERVICE EXTRA

If you want to manage the property on a day to day basis but would like us to handle all the lettings side and continue to look after the paperwork and collect rent this service is for you. We shall:

  • advise you and agree a market rental for the property and prepare any letting details
  • interview and select all prospective tenants subject to your approval
  • arrange and accompany prospective tenants to view the property at times convenient to themselves which may be during the evening
  • obtain and verify necessary references (including any guarantor references) which will be made available to you or your authorised representative for approval 
  • negotiate all the terms and conditions of the proposed tenancy, prepare and issue the tenancy agreement and any legal notices obtaining the tenant's signature having submitted these to you for your approval beforehand
  • prior to the commencement of the tenancy collect from the tenant the first  month's rent, deposit and payment of the balance (after deductions) into your bank account
  • transfer the utilities into the tenant's name, providing companies with current readings
  • prepare the bank mandate for future rentals
  • collect the rent and transfer it into your nominated bank account
  • liaise with tenants over any late rent payments
  • send you a detailed monthly statement of account
  • hold the tenancy deposit and registering the tenants in an approved deposit scheme
  • negotiate any tenancy renewals
  • manage any legal work

FULL PROPERTY MANAGEMENT SERVICE

If you would like us to provide a full property management service we shall, in addition to the items mentioned above:

  • prepare and check the inventory and schedule of condition at the start and end of each tenancy and deal with any dilapidations claim against the tenant
  • collect the monthly rent throughout the tenancy
  • transfer the rent collected to you by agreed method and account to you on a monthly basis in arrears for all rents received, subject to any  expenses incurred and to deductions of our managing agent's fee (you should allow approximately 10 working days for standing orders to clear through the banking procedures)
  • inspect the property regularly, reporting any maintenance works required and submit a report to you or your authorised representative for consideration
  • deal with any necessary repairs and maintenance of the property using our own tradesmen unless otherwise specified by you and subject to agreed expenditure limits
  • discharge any outgoings payable by you as agreed with you and stipulated in the property management agreement
  • enforce the terms of the tenancy agreement on the tenant subject to your instructions
  • arrange for the renewal of the tenancy if appropriate or otherwise its termination and arrange for the remarketing of the property
  • arrange for the property to be cleaned and any missing or broken items to be replaced at your expense
  • collect and hold the security deposit, usually one month’s rent, in respect to dilapidations

Optional Services

We offer a range of stand alone services as we recognise that some of our clients do not require full property management but prefer, perhaps, to organise the maintenance of the property or other management tasks themselves. These services enable you to choose to use us for a particular aspect of the renting process and therefore each element is priced separately.

INVENTORY PREPARATION

We offer a stand alone inventory preparation service. With the inception of the tenancy deposit scheme, the inventory and inspection report has become the single most important documentary evidence in the event of a deposit dispute. It is therefore crucial that landlords prepare a detailed inventory and schedule of condition. We will advise on the most appropriate equipment to provide and prepare the inventory document.

The costs of this service depends on the size of your property and includes a digital as well as hard copy inventory.

LEGAL PAPERWORK PREPARATION

Concerned about getting it right when it comes to the tenancy agreement? This service will be of interest to you. We prepare the legal documentation so that you have peace of mind and know that the tenancy agreement has been drawn up correctly.

RENT COLLECTION

You love managing the property and enjoy the interaction with the tenants but hate the idea of collecting the rent? And what if the rent is late or does not arrive at all? We are happy to collect rent on your behalf and then account on a monthly basis, transferring funds to your bank account.

LEGAL AND RENTAL INDEMNITY INSURANCE
